RESTIC PROPERTIES is the Southern California-based residential real estate management firm that offers the Equity Sharing program for new or experienced real estate investors, renters desiring home ownership, and corporate relocation programs.
Advantages of the RESTIC Program – Tenant Investor
As a Tenant Investor, you are able to achieve partial ownership immediately and, depending on available cash resources, the initial investment may be divided in two over a twelve month period with total ownership achieved sometime over an agreed period – typically six years. Six years without loan qualification!
Your initial investment may come with a Non-Refundable option Consideration to be exercised sometime in the future – typically twelve months to get to parity with the Seller. Tax benefits from the payment of the interest on the loan and the real estate taxes are awarded you contractually. Your after tax payments may be less than rent. In addition, a Tenant Investor is entitled to some or all of the equity build up occasioned by a decline in the loan amount over the term of the Equity Share and Lease Agreement. Further, you participate in the appreciation from the start provided you exercise the option within the prescribed time frame in the Agreement
Because a Tenant Investor won’t be qualifying for a loan, the FICO score is not as important. Like the old days, RESTIC performs common-sense underwriting that is more detailed than a number. If you’re going to become family, we want to know you pretty well.
After exercise of the option and achievement of parity with the Homeowner, you follow a path to 100% ownership for you within a set time frame. Alternatively you may elect NOT to purchase 100% and allow the Homeowner to re-purchase your position at a price prevailing at the termination. Or, you both could sell or re-finance and continue of the relationship.
You may elect to become a Homeowner Investor in another property or properties.
